Hiya!
After my two weeks on holiday I went away on field trials with work, and am now at Uni trying to concentrate, so havent had much access to the 'net :)
But anyway, I know no one would recommend selling a site, but someone has just offered $3000 for my casino site. Since it hasnt made anything yet, but is just starting to get traffic, Im not sure what to do??
Any suggestions?
He did say to let him know if I change my mind in the future, so i guess I can always hold off for a bit, but it just seems like an awful lot for the site...

Depends on how much you think it could make in the next year or so, I guess.
Now, it it was £3000... ;)
If it's not making anything now, I'd sell it. The site is in a competitive market, and you could invest the $3k in other sites like your property one.

Personally if it doesn't make that directly or indirectly in 120 times Septembers earnings from it I would sell it.
Do any of your sites make much money? To me I can't see them getting much traffic...
Ok, Im thinking towards selling it now, since i should really keep my priorities elsewhere right now.
Anyone know of a good guide to selling sites? (I have searched, but you never know if you havent found the best article!) Any recommendations on how to receive payment etc, when to hand over passwords??
Incka, no, none of my sites make much money :( (Made approx. $50 total in Sept.) Cant seem to get the traffic thing nailed, prolly get around 4000 pageviews a month altogether :(

There is a short guide to selling sites on this site.
I think the reason you are not getting much traffic is either because:
Your sites are too-niche.
Your sites are in a too competitive market.
Your sites can not be promoted in free easy ways.
Selling sites? I found a guide to buying sites... couldnt find a guide to selling though... found a coupla useful links at the foot of the buying article though...
Very competitive market.
Promotion is difficult. But link exchanges are easy.

Casino review sites are real tight. Espically since there is little traffic to go to them in the first place.
I would accept the offer.
I have done :)
He made that offer without knowing the monthly traffic though, hopefully he will still keep the offer, even though it only got ~600 pageviews in Sept???

Guide to selling the site:
1) Close the deal.
2) Accept payment - I would choose wire transfer (where buyer pays fees) or cheque (takes some time to clear so keep the domain in your possession until it clears).
3) Give them cpanel/ftp/mysql passwords etc... to let them move the site (or if you agreed to move it for them, do so).
4) Transfer the domain (after payment is received - and cleared).
5) Provide some temporary support for any questions/queries they have with the site and provide advice etc... Be careful to not get into a situation where they constantly need longterm help with the site.
6) Use money :)

They might want to use an escrow, in that case make them pay the costs.
Cool, thanks for the tips, esp. ozgression. Shouldnt have a problem with providing support, the guy owns a big network of gambling sites... Jus waiting for him to get back to me now :)

Also, make sure if you provide them with FTP details to get your site's files, that you HAVE A BACKUP incase they do the dirty on you ;)
R2, I have a decent-traffic site (PR 5) that I'd be happy to put a footer link on for your property sites - has a lot of young couples who're starting their new lives, and obviously are looking for their first home. PM me! (it's UK traffic, too;))
Have PM'd you. Should be ok with the exchange, but will take the necessary precautions.
He has emailed back and said traffic was lower than he had estimated, but I have emailed him the stats now so lets see :)

R2D2 - I got a similar thing from a debt company offering £20k for my debt site, although when I told them my stats they revoked the offers... They always expect more visits than sites actually get...
I would do a link exchange with you and Mark on my uk debt site if you want, it's UK Homeowner auidence too...
Yeah I thought it was strange, maybe just to get my attention hehe.

Why not try to get as much as possible out of the person? If he offered $3,000 and is now offering $1,500 then they have room to move.
Even if you only say "$1,700 and you have yourself a deal". You could make $200 more with just one email.
Remember, the last person to speak when buying/selling normally lost. :)
I'd just stick with $1500. It's a good price for a site that's in a competitive market and doesn't get much traffic.

Well, I had emailed back a while ago accepting the offer anyway ;) He did say its the most he could offer, but I guess thats standard haggling talk. Im happy with it anyway, its $1500 more than 12 x a months earnings :)
(I have let him know about the earnings, Im not some kind of scam artist! )

If it's under 18 x a months earnings I would have bought it for that much if I didn't need the money in paypal to do some affiliate marketting.
If the offer is $1500, and its $1500 more than 12 x earnings, guess what the monthly earning are ;)

Well I've emailed him the wire transfer details now. Hopefully the money will arrive soon.
Wire transfer is safe isnt it? Once I have the money, there is no way for it to be recalled right? Absolutely no reason to distrust him, but I just dont need the worry.

Yep, I emailed him Septs stats page. I have 'known' the guy for about a year. I think he just wants to build a network of '~established' casino review sites.
